Seeking a Project Manager to manage the physical and creative expansion of a US based Squash Facilities and Training Company - Squash on Fire

Job Profile

Ground Up Development:
Coordinate the physical configuration and design of an eight (8) court squash
facility including the cost/functionality optimization of the overall facility, with a
careful view on façade/cost benefits as they relate to branding and advertising.

Complete a design build proposal from ASB, Germany, (including flex facility to have a conversion option to a doubles court) and coordinate that design with local restaurant partner Eastbanc Restaurant Concepts to incorporate the F&B component.

Coordinate an associated Physical Therapy studio with resident expert, Binh
Tran. Structure various income streams from these components, i.e. licensing or
lease income (physical therapy can be a tenant).

Coordinate and cooperate during development meetings, coordinate all
components of the building during design and later during construction, i.e. have
construction manager report to you, manage punch out and final delivery.
Operational:

Structure a center city 18 hour operating and squash training facility from a
programmatic standpoint to assure financial profitability of the venue.

Consider peripheral impacts such as loading, parking, drop off, access to loading dock etc.

Consider operations/leasing and financial implications on the ability to finance the
project; manage the legal structure with a view towards capital raise and long
term benefits. Beyond this keep a regional, national and international platform in mind and how it would be structured and managed.
Financing:

Create an operational structure (above) that plays into financial concerns from
capital donors/capital providers and banks.

Review and structure ancillary revenue generating options such as sponsorship
and advertising.

Review legal structure (i.e. non-profit vs for profit and its tax implications
including those of Real Estate taxes).

Provide and maintain (or coordinate such) financial models and draw schedules.
Priorities/Milestones:
1. Create a sound business plan by August 1, ideally with some brief research trips.
2. Make sure the design and its components advance towards a conclusion by
August of this year; prepare and participate in the preparation for the BZA zoning
hearing in November ahead of development approval.
3. Parallel to the above, research and identify funding options and realities prior to
Nov 1 with ongoing progress reports to the partnership.
4. During the 24 month construction period, market and build a sustainable squash
program with DC based vicinity high schools, such as St. Albans, NCS, Sidwell
Friends, Universities and Charter Schools, who operate within 10 min driving
distance.
5. Full brand launch by 2015
Requirements:
College degree with 5 years business experience in Marketing/PR or Real Estate
Fundraising experience is a plus
Creative vision to help grow and establish a new brand
Team player with an outgoing personality and a self-starter
Have an understanding and enthusiasm of the squash sport or any other racquet
sports
